We hope you have arrived safely, and had no trouble finding it. We know you must be ready to relax and start your vacation. We want you to make yourself at home right away.
Here you will find information about the check-in/check-out procedures, house rules, amenities, and things to do in the area. Please take a moment to familiarize yourself with it. Should you have any other questions during your stay, please contact management anytime.

Parking: Please utilize the driveway for parking.
Please take a moment and check the home for cleanliness, appropriate amount of bed linens and anything else that would make your stay better. If anything isn’t up to your standards, please report any dissatisfaction with the rental within the first 2 hours to the management company.
*** Refrigerator. If your refrigerator feels warm, please make sure that the temperature is set in the MIDDLE. If the freezer is cooling, there is not a problem, it just needs time to cool. Please do not adjust the temperature. The refrigerator may take longer to cool if it is overloaded with warm products. To help the refrigerator cool off in a timely manner, we recommend putting warm drinks in an in an ice chest before. ***
· The house cools quickly so lower it to your liking, but please not below 70 as it will freeze up. Should it be lowered below 70 and an AC Service Call is required, you will be responsible for the cost of the service call. If you leave for an extended period of time, please raise the thermostat.
· Firepit: Please use and enjoy if you like. Only burn wood you brought from home or purchased. Do not throw any burn trash in firepit.
· Please turn off all party lights & back porch lights before going to bed.
· Don’t leave Trash or food on front or back porch or the racoons will come visit at night and get into it and scatter it.
· The home is on a septic system. Please be mindful of what goes down the drains. Due to the septic system there is NO garbage disposal in kitchen.
Please do not put any trash down any of the drains; egg shells, potato peels, fruit rinds, oil, coffee grounds, or any other debris dumped in the drains WILL cause major drain backups, which will only disrupt your vacation stay and can lead to additional charges. Only flush toilet paper & nothing else.
· Children must be supervised at all times.
· Frio River Access pass and information was shared with you with the property manager you booked with. Contact them for questions.
· Please treat our home like yours, with care and respect. Report any urgent maintenance issues immediately that require attention (including water leaks/running toilets).
· Only Registered Guests & Registered Vehicles allowed on property. Absolutely No Parties/Events. Maximum occupancy strictly enforced.
· Pets are NOT permitted in the rental or on the property. As clearly stated in our listing, $1,000 Unauthorized Pet Fee. This is non-refundable & non-negotiable. NO EXCEPTIONS.
· Quiet time is 11PM-9AM. Please be mindful of your neighbors & keep the music down.
· Trash will be pulled from outside trash bins everyday.
· There is absolutely NO smoking or vaping permitted in the rental. This includes ALL types of smoking – cigarettes, cigars, vaping, hookah, etc. You may smoke outside ONLY and must dispose of your cigarette butts properly. You will lose 100% of your Damage Deposit should there be any smoking in home.
· No use of any illegal substances on the premises.
· No downloading any copyrighted or illicit material on our Wifi.
· Please leave all furniture & decor in its proper place. .
· Please do not Tape anything to the walls as it will peel the paint. No glitter or confetti.
· Please NO FOOD or DRINK in bedrooms to prevent pest problems.
· Please do not close AC vents. If it’s too cold adjust the temperature from the thermostat.
· Responsible adult supervision required at Pool Area. Not responsible for accidents or injuries.
· Please do not touch pool equipment. Pool is maintained by professionals and equipment is on a timer. Should you touch the pool equipment and change settings, an automatic $500 Pool Repair Fee will be assessed and taken out of your Damage Deposit. This is clearly indicated on our listed.
· No Tents, RVs, ATVs, Golf Carts, Dirt Bikes, or any other unlicensed vehicles allowed in the Tierra Linda Subdivision (per HOA). HOA - $250 a day fine to guests if not in compliance.
· Help us maintain water pressure in our vacation homes by conserving water during your stay.
· You will be responsible for any damage to the rental property caused during your stay.
· Leave TV remotes in correct rooms. Before departing, account for all TV Remotes in each room placing them in the correct bedroom on end table or coffee table in Living Room. Leave TV setup how you found it when you arrived. A $100 Dish TV Reset Fee will be charged (and taken from Damage Deposit) should you unhook cable box and not return it to dish settings before checking out. A $50 Remote Control Replacement/Reset Fee will be assessed for each lost TV/Satellite Remote Control.
Your cleaning fee was based on a basic cleaning of your rented vacation home upon your departure. Leaving the home dirty beyond normal usage will take our cleaners additional time, & the cost will be charged to you. Examples: leaving dirty dishes in sink or on counter, excessive trash left around the home, purposefully throwing trash, bottles or cans, and/or cigarette buttes into the yard & so on.
Please be respectful & leave the home the way you found it, less normal usage of course.
· Please clean out refrigerator. Dispose of any leftovers.
· Please wash and put away all used pots & pans. Load dishwasher, add dishwasher tab and START cycle if needed.
· If there is any unopened food that you do not wish to take home, feel free to leave it and our housekeeping staff will handle.
· Clean up, sweep & pickup trash off the floors in all the rooms.
· Take all bagged trash to outside trash bin receptacle. If the outside trash bins are full, you can leave the bagged trash inside the home.
· Please clean grill/griddle if used and empty grease trap.
· Make sure all furniture & décor is put back to where it was at arrival.
· Account for all TV Remotes in each room placing them in the correct room on end table or coffee table in Living Room.
· Check all drawers, closets, showers, etc. for personal items.
· Leave all provided linens on beds & bath mats in bathrooms.
· Please log out of any tv streaming services on each TV.
· Please turn AC to 78°. Return all HVAC vents back to how you found them.
· Double check for personal items.
· Turn off all the lights – inside & outside. Lock all doors and windows.
Cleaning crews start cleaning at 11 am. Please let management know if you are running late.
